Letting Your Property

If you’re interested in letting out your residential property, you should talk to us first as you need our agreement to do so. This is because you’re changing the nature of the loan we made to you.

Please read the information below and then call us on 0345 300 8000* to discuss this.

Letting out your residential property

It’s important to know that letting out your property without our formal consent would be a breach of the terms and conditions of your mortgage. It’s best that you seek independent tax advice before contacting us if you’re considering letting out your home.

Please be aware that costs will apply for letting out your residential property - please see our Tariff of Mortgage Charges (PDF) for details.

If you decide to let out your property on a permanent basis you may need to switch your mortgage to a Buy to Let Mortgage. One of our Mortgages Direct team will be more than happy to talk you through the process and the rate options available to you. All applications will be subject to lending criteria.

You also need to be aware that if you apply to let your residential property with our consent and we agree to this, you will not be able to make any other changes to your mortgage. This includes borrowing more or changing your mortgage rate whilst it is let. In order to make such changes you’ll need to convert your mortgage to a Buy to Let first.

Read our Frequently Asked Questions for more information on managing your mortgage.
